Our Properties 

A stones throw from the open forest paths and a short stroll from the Lyndhurst’s historic high street, the cottages are perfectly located for exploring the New Forest and all it has to offer.

Apple Cottage and Rhubarb Cottage, are three bedroomed self catering holiday cottages and located on a quiet residential road called ‘The Custards’ in Lyndhurst – also known as the capital of The New Forest.

Recently refurbished, the lovely victorian cottages are bright and airy with modern high quality furnishings and fixtures. Both cottages have been awarded 4* ratings by Visit England. 

Guests enjoy luxury oversized bedding and towels, large flat screen tv’s, coffee machines, cleaning essentials (including dishwasher and no bio washing tablets) and much more.

Well behaved, house trained dogs are welcome at our cottages, after all it would be a shame for them to miss out on the fabulous long walks that on the doorstep!

About The New Forest.

The New Forest is a world a million miles from your everyday life where ponies, cattle, donkeys, pigs and deer roam free…

There is a wealth of things to do and places to explore in the New Forest. From 140 miles of tracks and trails, to the award-winning gardens at Exbury, the National Motor Museum at Beaulieu, leisure and wildlife parks including the famous Peppa Pig World at Paulton’s Park, plus much, more.

Discover the cobbled streets of our wonderful Towns & Villages or take a stroll along the Coastline of the New Forest!

Each season provides a change of scene from the rich deep colours of spring and summer to the seasons of mists and mellow fruitfulness in autumn.

Restaurants

With Lyndhurst high street just a short stroll away there is a large choice of places to eat including most nationality restaurants, pub food and takeaway options. For those extra special celebrations or a special treat, there are also a selection of fine dining eateries in the area.

Sight Seeing

The New Forest is famous for the ponies, cattle, donkeys, pigs, deer and other animals that inhabit the vast areas of spectacular landscapes that change with the seasons.

Visit the rural villages that each have their own individual characteristics or the coastal resorts boasting harbours and beaches.

In high season there is an open top hop on, hop off bus service that links many of the attractions.  

Biking and Hiking

Explore the many miles of trails on foot or bike. There are a number of bicycle rental shops in Lyndhurst, Brockenhurst and Burley if you don’t want to bring your own.

Museums
There is something for everyone in the new forest. These include reptile and animal parks, Gardens and historical houses, Papa Pig World, Bucklers Hard, and Beaulieu Motor Museum to name but a few.
Day Trips

There is a plethora of local day trips but if you fancy going a bit further afield you could take a day trip to the stunning Studland bay beach and nature reserve, visit the Isle of Wight (via ferry from Lymington), or sample the foods and local produce at Saturdays artisan market in Lymington.

Adventure

There is lots to keep the kids (and adults) entertained. Book a boat trip, spend the day in Lymington’s sea baths with inflatable obstacle course, see some of the forest by horse back, test your balance at Go Ape, embark on a family bike trail… These are just a small number of the many things on offer.

Terms And Conditions

Checkin and Check Out

Guests must check out by 10am on the day of departure.
Check-in is available from 4pm.

Changeover day is on a Friday for weekly bookings but other options are available for short breaks and bank holiday weekends.

House Rules

Strictly NO SMOKING any where on the property.
Burning of tea lights and candles are strictly forbidden.
The property must be left in a clean and tidy condition.
No parties or unsociable behaviour.
All damages and breakages must be reported immediately.
Only people on the booking may stay at the property.
 

Liability
The Owners shall not be liable to the Lead Guest or any member of his/her party for any injury, loss or damage, to his/her property or person.

Owners’ liability in the case of non-availability of accommodation: Should fire damage, flooding, failure of equipment, water/electricity/gas supply loss, or similar, prevent the holiday then all monies paid to the Owners would be refunded to the Guests. The Owners’ liability would not extend beyond this refund
 

Covid

1. If you are required to self-isolate while staying at the cottage, you must notify the cottage owners and your entire party must return home immediately. You will not be able to self-isolate at Apple Cottage.

2. If there is a local lockdown in The New Forest due to Covid19 and the cottage has to close, we will offer you an alternative date of your choice or a full refund.

3. If there is a local lockdown in your area and you are not able to take up your booking at Apple Cottage, we will offer you a full refund (minus any costs if paid via PayPal).

 

Payment

Payment: 25% of the cost of holiday is due in order to book, remaining 75% + £150 refundable damages deposit is due 8 weeks before arrival. The holiday is reserved for 24 hours whilst booking is processed. Payments made form abroad may have bank charges added to the advertised holiday price if appropriate.

Contract and Cancellation

The contract is legally binding and starts once the booking has been fully processed. 

 

Cancellation: 

You must notify the owners of the property immediately if you want to cancel your stay.

Cancellation more than 8 weeks before the check in date will result in loss of the deposit.  Thereafter only the Security Deposit is refundable unless we are able to resell the holiday – in which case we will refund the money paid minus and admin fee of 10% of the holiday.  If we are only to part let the period of stay, the refund will be adjusted accordingly.

Cancellation insurance is highly recommended  

Security Deposit

Guests must care for the property and contents, keep it clean, in good order and be responsible for damages/breakages/losses and correct rubbish/waste disposal. Incidents must be reported immediately and allow access to rectify problems. The owners will refund the Damages Deposit promptly after the holiday , but are entitled to make deductions for damages / breakages / losses and the need for extra cleaning.
