Kings Manor Farm Holiday Cottages offers charming self catering accommodation in Freshwasher, nestled with the rural grounds for Kings Manor Farm. We are based on the gorgeous Yar Estuary, perfect for sailing, canoeing, paddleboarding and fishing.

We have 3 pet friendly properties available, Kings Orchard, Estuary Cottage and Old Farm Shop. All are beautifully furnished and come with everything you need for an idyllic getaway in a glorious setting.

Kings Orchard:

Our spacious property sleeps 10 plus 2 extra people and was formerly the farm manager’s house. The house is based amongst lush fields in a rural setting and enjoys spectacular countryside views and views down to the estuary. On the ground floor, there is a well-equipped kitchen/dining room with a range of appliances. French doors open onto the patio. Unwind in the sitting room which comes with an open fire and smart TV. A games room/TV room is also available.

Two ground floor bedrooms are available, a double and bunk room. A WC is also available and a wet room which is disabled friendly. On the first floor is a master king en suite room, twin room, double room and family bathroom. Outside there is a large enclosed gladden with patio furniture and a BBQ for al fresco dining. Soak away your troubles in the hot tub.

Estuary Cottage:

This delightful one-storey-stone farm cottage offers a modern feel in a tranquil setting. The house is close to the river and has access through a grass orchard down to a jetty on the Estuary. The property sleeps 4 people in 2 bedrooms, a king en suite room and a twin en suite room.

A cosy lounge comes with comfy seating, a wood burner and Freeview TV. A fully-equipped kitchen will suit all your needs. Outside there is a large, enclosed courtyard garden and outdoor furniture, offering a great spot for a coffee in the morning sun. A BBQ is also available.

Old Farm Shop:

Our cosy getaway is very disabled friendly and offers spacious accommodation. Outside in the courtyard is a large 5-seat hot tub/spa for soaking yourself over a glass of bubbly. The house offers fabulous views over the fields. Inside there is a spacious king en suite room and double en suite room to sleep 4.

Unwind in the large open plan living room that comes with a wall-mounted TV. The kitchen is well-equipped with a range of appliances, including a dishwasher. Outside there is a garden with a patio for al fresco dining.

Guests have use of a tennis court and an outdoor heated swimming pool between May-September. There is access from a private slipway to the tidal waters of the River Yar via our farm.

We are only a 5-minute drive from Yarmouth, with regular ferries to Lymington available. Only a short stroll away is a pub and shop, whilst the area also has lots of gorgeous walking routes. Just 1 mile away is Freshwahser Golf Club. Lots of wonderful beaches are nearby and you can visit Needles, Osborne House and Carisbrooke Castle.
