Brook Barn Bed and Breakfast is a large family house with extensive grounds and gardens in a peaceful rural location on the edge of the picturesque village of Graffham.

The property enjoys panoramic views of unspoilt countryside, with the South Downs in the distance. From our two acre garden you can walk directly into surrounding bluebell woodland.

The spacious double bedroom at Brook Barn is on the ground floor. It features patio doors leading to a conservatory from which you can walk out into our garden and the woods beyond.

The room has an ensuite bathroom. Colour television and tea and coffee making facilities are provided.

Graffham is the ideal spot for a riding holiday in the South Downs, with miles of bridleways on Graffham, Heyshott and South Ambersham commons.

We can arrange either grass or indoor livery for our guests' horses at stables nearby.

Graffham lies in the heart of the proposed South Downs National Park, between Midhurst and Petworth. It is convenient for Goodwood, Cowdray Park and Chichester. Whether you are travelling by car, on foot, or on a horse, our B&B makes an excellent touring base from which to explore West Sussex and visit the South Downs Way. The coast is less than an hour away.
