Situated within Devon's Exmoor National Park on Devon's 'Heritage Coast' near the Somerset border, the cottage sits right on the bank of the East Lyn river in a deep tree lined gorge on the spectacular riverside walk to the world famous Watersmeet beauty spot and just a short stroll to the picturesque harbour.

A picturesque and comfortable stone built family home with all 'mod cons'. It is independently checked for quality annually by 'visitBritain' and given 4* status and is likely to be quieter and more private than accommodation in a 'complex'. Easy level access via side door into slate floored utility room (+ loo), ideal for sorting wet clothes or dog. Perfect dog bed space in front of radiator. Through the fully equipped kitchen into an open plan dining/lounge, comfortably furnished, flatscreen,dvd, a real fire if you wish plus electric stove style fire offer an alternative to the central heating (which is at your control).

Upstairs, the master double at front is spacious with its own e/s bath with shower over, basin, shaver socket. At the side is a spacious twin which looks down the valley. At rear is a much smaller double (full size bed) and a family bathroom - large shower cubicle, basin, loo, shaver socket, hairdryer. Towels/linens all supplied.

At the front is a small sun-trap garden and views over the river to the wooded hillside. At the rear is a dog secure (unless a mountaineer!) area with a grassy bank and woods above. Outside seating is moveable for side, front or rear use. Driveway parking is level and for 2 cars. Walk left out of the cottage and you are on the Watersmeet walk which follows the river past rapids and waterfalls. Plenty of spots for children to play in shallow water, rock climbing, dog splashing and angling. Kayakers enjoy white water in winter when levels are higher. A heron can often be seen looking for dinner. A lovely circular walk of between 1 and 2 hours can take in a cream tea at Watersmeet.

Turn right out of Water's Edge cottage and the harbour with its gently bobbing boats and thatched cottages is just about 200 level yards away. Here also, are the 'Manor Grounds' on the sea edge with beach, tennis and childrens playground. Plenty of places to enjoy a drink or a meal and additionally, in the 'sister village' of Lynton, via the unique water powered cliff railway or by footpath. To the best of our knowledge, it is still the case that every single pub in Lynton and Lynmouth and surrounding area welcomes dogs!
